My journey in Real Estate began as an Assistant Property Manager, where I was introduced to the intricacies of contracts, client relations, and transaction coordination. From there, I expanded my expertise by working for a brokerage, supporting a personal Realtor, and assisting a high-performing team—each experience sharpening my skills and deepening my understanding of the transaction process.

1) What is a Transaction Coordinator (TC)?

A Transaction Coordinator is a real estate professional who oversees the administrative and communication tasks involved in a real estate transaction. From contract to close, TCs manage deadlines, paperwork, and correspondence among agents, lenders, inspectors, and title companies to ensure a smooth and timely closing.

2) Are you licensed?

Transaction Coordinator in Florida is not required to have a real estate license. However, if a TC engages in activities that require a license—such as negotiating contracts, discussing terms, or giving legal advice—they must be licensed.

3) How does a Transaction Coordinator help ensure deadlines are met?

TCs maintain a detailed timeline of all important dates, including inspection periods, financing contingencies, and closing deadlines. They send reminders to all parties involved, track the progress of required documents, and follow up on any outstanding items to keep the transaction on schedule.

4) Can you handle all areas of Florida?

Yes, any area in Florida. I am able to partner with you! I have done work in Tampa Bay area, Ocala, Orlando region, Southwest Florida, South Florida, The Keys, Jacksonville, Tallahassee, the Panhandle to name a few!

5) When should I bring a Transaction Coordinator into the process?

Once there is a fully executed contract in place. You will need to submit the Google Form to me. I will send a text with confirmation and process the contract within a 24 hour business day (max). My goal is to send my introduction emails as soon as possible and will do my best to do so same day (not including weekends)

6) Can a Transaction Coordinator work with both buyers and sellers?

Absolutely. A TC can manage transactions for buyer-side or seller-side deals. They keep track of each party’s responsibilities, ensuring everyone stays on the same page throughout the entire process.

7) How does a Transaction Coordinator communicate with clients and other parties?

Communication is done via email only for transparency purposes. I want to ensure you are always in the loop and know what is happening at all times.

8) Are Transaction Coordinator services compliant with state regulations?

Yes. TCs are well-versed in local and state regulations. They help ensure all required disclosures and documents are accurate and submitted on time, contributing to a legally compliant real estate transaction.

9) How are you typically paid?

My TC fee will be reflected on the Commission Disbursement form or I will invoice you to be paid after closing via Zelle or a check.

10) Do you work evenings and weekends?

My business hours are 9 am to 5 pm, Monday through Friday and closed all Federal Holidays. I prioritize a healthy work-life balance by reserving evenings and weekends for rest and recharge. This allows me to bring my full energy, focus, and efficiency to every transaction throughout the workweek.
